• Do all of these properties have a hot tub and swimming pool?

  No, most properties in this collection have a hot tub — smaller, hotter (37°C), usually outdoors, almost always private to the cottage, and runnable year-round (although check property information if any additional costs). A handful have proper swimming pools — either heated indoor pools or outdoor pools heated to a swimmable temperature — and these are mostly in the larger luxury cottages (Lantic Barn and Daymarker near Fowey, Treleigh in St Ives, Libertine near Porthleven). Pools are bigger and made for actual swimming; hot tubs are made for soaking. Each property page tells you exactly which is which.

• Are Cornwall hot tubs really usable in winter?

  Honestly, winter is when they're best. Cornwall sits on the eastern edge of the Gulf Stream and rarely drops below freezing — January nights typically hover at 4-7°C, which is the ideal temperature for using a hot tub: cold enough to make the steam dramatic, warm enough that the walk to the tub isn't punishing. Most of our cottages run their hot tubs every month of the year, and several are booked specifically for the winter soak.

• How often are the hot tubs maintained between guests?

  When guests arrive at their hot tub cottage, everything has been cleaned to the highest of standards. Special maintenance is put in place to ensure the hygiene of our hot tub properties, in line with HSG282 regulations for hot tubs in holiday lets and commercial environments. This includes fresh, new water for each set of new guests. Hot tub maintenance and cleaning is undertaken at each changeover, we use both specialist companies and BISHTA- (The British and Irish Spa and Hot Tub Association) trained cleaners to carry out each clean, so that our hot tubs are safe for the next users.

• Are your hot tub cottages private or shared?

  Most hot tubs are private to the cottage — your own, not shared between holiday units, not in a shared courtyard. A few of the larger estate or resort properties have hot tubs in semi-shared gardens or complimentary passes to local spas with hot tubs and pools. The property page is the source of truth — it tells you whether the tub is fully private, shared, or in a hotel complex. If full privacy matters, sort and filter accordingly.

• Can children use the hot tubs at your properties?

  Yes, with parental supervision and within sensible limits. Most hot tub manufacturers recommend children under 5 should not use them, and children aged 5-12 should limit sessions to 5-10 minutes at temperatures below 35°C. Some of our owners ask that hot tubs be turned down to 36-37°C when children are using them; the property page notes any specific house rules. For pools, the maximum-supervision rule applies — no unaccompanied children, no swimming after a heavy meal, lifejackets for non-swimmers under 8.

• Are dogs allowed in cottages with hot tubs and pools?

  Yes, many of our hot tub cottages accept dogs. Dogs aren't allowed in the hot tubs or pools themselves (chemical issues, hygiene, hair in the filters), but they're welcome in the cottage and garden as normal. A few owners have specific rules about dogs near pool areas — fencing, supervision, no-go zones — noted on the property page.
