When the property layout matters more than the view
Renting a big house in Cornwall together is one of the great British traditions. It’s how families do milestone birthdays, how friends mark the big ones, how cousins who only see each other at weddings finally spend a week in the same kitchen. Done well, it’s the best holiday you’ll have that decade. Done badly — wrong house, wrong head-to-bathroom ratio, kitchen designed for two — and it’s a week of patient queuing. A house for fourteen with three bathrooms is a queue. A house for fourteen with five bathrooms is a holiday. The maths matters.
Our large holiday homes sleep between 8 and 22 guests. Within that range there’s huge variety. Treleigh and Tresillian in St Ives both sleep 12; Peacehay Barn in Padstow sleeps 12 across six bedrooms and five bathrooms; Ocean House and Meadowside in Bude, The Beach House in Porthtowan, and Lantic Barn in Fowey all sleep 10. The 8-sleeper category is the broadest and most flexible — Halekulani, Libertine, Vitamyn Sea, Sandpiper, Kismet, Langurra, Stable Cottage, The Old Rectory and more.
The two things that decide whether a large house actually works as a holiday home are the bathroom-to-bedroom ratio and the kitchen-to-diner flow. Our preferred ratio is one bathroom per two beds — so a 10-sleeper has 4-5 bathrooms, a 12-sleeper has 5+. Anything tighter and the morning becomes a managed schedule. Kitchens matter just as much: the question isn’t “does it have a good cooker?”, it’s “can three people cook at once while five sit at the breakfast bar?”Every property page lists exact bedroom and bathroom configurations, and many have floor plans for practicalities.
Geography matters more for a group trip than for a couple. Bude is the easiest drive from Bristol, Bath and London — 4-5 hours, no Cornish single-track until you arrive, which makes it the popular choice for groups with elderly relatives or kids prone to travel sickness. St Ives is the slower final hour and tight parking, best for trips where the destination is itself the experience, but there is a train station. Padstow and Rock are the food-and-water-sports combo — Stein, Outlaw, Prawn on the Lawn, the Camel Trail and Daymer Bay all within twenty minutes. Mawgan Porth and Newquay are surf-and-beach for active groups. Falmouth, Fowey and Feock on the south coast give you sheltered estuaries and the slightly calmer pace that some groups want.
Per-head pricing on a large holiday home is usually the best value Cornwall offers. A 5-bed clifftop sleeping 10 at £2,000 a week is £200 per person — less than a budget hotel for the same period, with the bonus of a whole house and a sea view. Our entry-level large homes start around £930 a week (8-sleeper, off-peak); the headline properties — Treleigh, The Beach House, Peacehay Barn — reach £5000+ in peak summer for 10-12 sleepers. Christmas, New Year and school holidays carry premiums; February and November are the cheapest months. Sort by price below to find the right per-head figure for your group.

Any property sleeping 8 or more. Within that, most of our large homes fall in the 8-14 range, with a handful sleeping more. The collection is filtered on bedroom count rather than total sleeps — so a 4-bedroom cottage with two sofa beds doesn't qualify, but a 4-bedroom cottage with proper double rooms for 8 adults does.

Not at all, many of our large homes sleep 12-14 — Treleigh, Tresillian and Peacehay Barn all sit at the 12-sleeper end, with five or six bedrooms and five bathrooms apiece. For groups beyond 14 we'd typically suggest booking two cottages on the same site but we do have bigger options. Talk to us if you're planning for 16+ and we'll point you at the workable combinations.

Our preferred ratio is one bathroom per two beds — so a 10-sleeper typically has 4-5 bathrooms, a 12-sleeper has 5 or 6. We turn down listings that don't meet this standard because we've stayed in too many large houses where the bathroom count made the holiday miserable. Every property page lists the exact configuration: how many full bathrooms (with bath), how many shower-only, how many en-suite, and which bedrooms share. If the numbers matter to your group, sort the collection by bathrooms above.

This is one of the most common uses. 30th, 40th, 50th, 60th, 70th — the milestone weekend is essentially what these houses are built for. A few things worth knowing: most large homes have a 3-night minimum off-peak (so a long weekend works), but peak-summer milestone weekends require a full week. Yes, and these weeks book the earliest — typically 12-18 months in advance for the popular properties. Christmas (the week containing the 25th) and New Year (the week containing the 31st) usually need to be booked as full weeks, not short breaks. The headline question for Christmas is whether the kitchen and dining can actually handle the meal; we particularly recommend the houses with separate kitchen-diner spaces (most of the 10+ sleepers).

Most of them, yes. Over 80% of our large holiday homes accept dogs, typically up to two or three per booking with the usual house rules (off beds and sofas, owner cleans up). Multiple dogs in a large house are usually fine — these properties have the space and the gardens for it.

Generally £100-£250 per person per week, which is excellent value once you do the maths against any equivalent hotel-based group trip. Cheapest: an 8-sleeper at £930 a week in November = £116 per person. Mid-range: a 10-sleeper at £2,000-£2,500 in May/June = £200-£250 per person. Peak: a 12-sleeper at £5000 in August = less than £420 per person, but split across families with kids the per-adult figure stays reasonable. Christmas/New Year is the only week where per-person costs climb significantly; pick February or November and the value is unbeatable.

Bude for the easiest drive and big houses with plenty of outdoor space — best for groups travelling with elderly relatives or young kids. St Ives for the working harbour and Tate experience — best for groups where the destination matters more than the drive time. Padstow/Rock for the food scene and the Camel Estuary — best for foodie groups and water-sports families. Mawgan Porth or Watergate Bay for big beachy houses with surf access — best for active groups and birthday weekends that need a venue. Falmouth or Feock for sheltered estuary views and a quieter south-coast pace — best for older groups and writers' retreats.
